FAQ

Frequently asked questions

What is property care?

Property care is ongoing practical oversight for a home when the owner is not there. It can include scheduled inspections, keyholding, photo reports and help coordinating access or repairs.

What is home watch?

Home watch is a scheduled visual inspection of an unoccupied or second home. The aim is to notice visible problems early and keep the owner informed.

Why should I have my property checked when I am abroad?

A small leak, damp patch, electrical issue or damaged shutter can remain unnoticed for weeks in an empty property. Regular visits reduce the time between a problem appearing and somebody seeing it.

How often should an empty property be inspected?

There is no single interval for every property. Our annual care plans provide monthly, twice-monthly or weekly inspections, depending on the level of oversight you choose.

Do you hold property keys?

Yes. Secure keyholding is included with our care plans. Keys are used only for agreed or authorised purposes.

What happens if you find a leak?

We document the issue, contact you and agree the next step. If appropriate, we can help arrange access for a plumber or another professional. Repair costs and additional attendance are separate.

Can you arrange a plumber or electrician?

Yes, we can help coordinate local professionals. Specialist work is carried out by the relevant professional, not presented as our own trade work.

Can you clean my property before I arrive?

Yes. Cleaning can be arranged before arrival, after departure, regularly or as required.

Can you open the property for a technician?

Yes. We can provide authorised access and stay for the agreed attendance period. This is priced separately unless an allowance is included in your plan.

Do I need to be in Spain to join?

Normally we need an initial property meeting and key handover. If you are already abroad, contact us and we can discuss what is practical in your situation.

Can I cancel the service?

The service conditions supplied when you join will set out billing and cancellation terms. We aim to keep terms clear and straightforward.

Do you work with apartments as well as villas?

Yes. We work with second-home apartments, townhouses and villas within our service area.

Which areas do you cover?

Our core area includes Torrevieja, La Mata, Los Balcones, Los Altos, Aguas Nuevas, Punta Prima and the main Orihuela Costa communities including Playa Flamenca, La Zenia, Cabo Roig, Villamartín and Campoamor.

Do you speak English?

Yes. English is a primary communication language for the service.

Can you communicate in German?

Yes. Communication is available in German, including professional written communication. We do not claim native-level German.

Do you manage holiday rentals?

Holiday-rental management is not our main service. We are focused on second-home owners who want their own property looked after while they are away.

Can you check my home after a storm?

Yes, subject to access and availability. A post-storm visit is a visual check and does not replace a technical or structural inspection.

Do you provide photographs after every inspection?

Yes. Scheduled care-plan inspections include photographs and a digital status report.
