Unusual odours, visible damp or mould, signs of water ingress, pests, damage or changes compared with previous visits.
Water
Visible leaks, taps, sinks, toilets, showers and visible water heater condition. Agreed taps may be run briefly and toilets flushed.
Electricity
Basic availability, obvious faults, electrical panel visual check and owner-specified indicators or appliances.
Climate & ventilation
Air-conditioning visual check, brief operation when agreed and appropriate, and ventilation when weather conditions allow.
Kitchen & appliances
Fridge/freezer condition according to instructions, visible leaks, unusual odours and obvious pest activity.
Mailbox checked during scheduled visits and correspondence stored or photographed when agreed.

Before leaving we confirm taps, windows, doors, shutters, agreed lights and alarm status according to your instructions.
